We’ve been producing commercial EPCs since the legislation was introduced in 2007. In that time, we’ve surveyed just about every type of building you can imagine — and worked with clients ranging from individual landlords to local authorities managing hundreds of properties.
Our technical team uses DesignBuilder — the market-leading 3D energy modelling software — to create a detailed model of every building we assess. The images on this page are real 3D renders produced by our team from actual survey data. They’re not stock photos; they show the level of detail and technical rigour that goes into every non-domestic EPC we produce.

Case Studies
Case Study 1: Large Portfolio — Local Authority
The Brief
A London local authority needed commercial EPCs for their entire portfolio of non-domestic properties, ranging from small community centres to large civic buildings and leisure centres. The project needed to be completed within a tight timeframe to meet their compliance obligations.
The Challenge
Coordinating access across dozens of occupied buildings, each with different management arrangements and operating hours. The portfolio included buildings of varying age, construction type, and complexity — from modern offices to Victorian-era civic buildings with unusual features.
Our Approach
We assigned a dedicated project coordinator as a single point of contact, developed a survey schedule in collaboration with the authority's estates team, and deployed multiple assessors across the portfolio simultaneously. Our technical team processed the SBEM calculations in parallel, maintaining quality control across every building.
The Result
All commercial EPCs delivered on schedule. The authority also received a portfolio-wide summary highlighting buildings at risk of MEES non-compliance, which informed their capital investment planning.
Case Study 2: Complex Building — Large Commercial
The Brief
A large mixed-use commercial building in central London required a commercial EPC for a forthcoming lease renewal.
The Challenge
The building contained multiple activity zones across several floors, with different HVAC systems serving different areas and a complex lighting scheme. Previous EPCs from other providers had returned inconsistent ratings, and the client needed confidence in the accuracy of the result.
Our Approach
Our assessor carried out a thorough site survey, documenting every zone, system, and construction detail. The data was then modelled by our technical team, who built a detailed 3D representation of the building in the SBEM software. Where specifications were unclear, we worked with the building management team to obtain the necessary documentation.
The Result
An accurate, convention-compliant commercial EPC delivered within three working days of the site visit. The rating was significantly better than the previous assessment, which had been produced using incorrect assumptions about the heating system.
Case Study 3: New Build — BRUKL Compliance
The Brief
A developer was constructing a new commercial building in London and required SBEM calculations and a BRUKL report for building control sign-off.
The Challenge
The initial design was marginally failing Part L compliance targets. The developer needed to identify the most cost-effective changes to achieve a pass without delaying the construction programme.
Our Approach
We carried out design stage SBEM calculations and identified that the shortfall was primarily due to the specified lighting and ventilation systems. We modelled several alternative scenarios and recommended a combination of improved lighting controls and enhanced fan performance that achieved compliance with minimal additional cost and no design changes to the building envelope.
The Result
Part L compliance achieved. BRUKL report and EPC delivered on completion of the build, enabling a smooth building control sign-off.
Case Study 4: MEES Non-Compliance — Commercial Landlord
The Brief
A commercial landlord owned a property in London with an EPC rating of F. Under MEES regulations, the property could not be re-let until the rating was improved to at least an E.
The Challenge
The landlord had been quoted for extensive improvement works by another provider, running into tens of thousands of pounds. They wanted a second opinion on whether more cost-effective options existed.
Our Approach
We carried out a fresh commercial EPC survey and a detailed MEES consultation. Our analysis found that the previous EPC had been produced using incorrect assumptions about the building's heating system, which had significantly worsened the rating. With the correct data, the building's actual rating was an E — meaning no improvement works were needed.
The Result
The landlord avoided significant unnecessary expenditure on improvement works. A corrected, accurate non-domestic EPC was lodged on the register, and the property was re-let without delay.
