The Industry Problem
The commercial EPC market is fragmented. Hundreds of providers compete, many of them booking agencies that subcontract work to whichever freelance assessor happens to be nearest. The assessor turns up, rushes the survey to keep costs down, and the resulting EPC is produced without the level of care or technical understanding the SBEM conventions require.
The consequences are real. An inaccurate commercial EPC can overstate or understate a building’s energy performance, trigger unnecessary MEES concerns, mislead buyers or tenants, delay transactions, or result in wasted expenditure on improvements that weren’t actually needed.
For a single small retail unit, the stakes might be modest. For a portfolio of London commercial properties, or a complex building where the rating has financial or regulatory implications, accuracy isn’t optional.

Directly Employed Assessors
Our commercial NDEA assessors are employed by us. They're trained to our standards, use our processes, and their work is overseen by our technical team. We don't subcontract your survey to the nearest available freelancer and hope for the best.
A Dedicated Technical Team
This is what truly sets us apart. Our office-based technical specialists carry out the SBEM modelling and calculations for complex buildings. The assessor collects the data on site; the technical team builds the model. This separation of roles means greater accuracy, faster turnaround, and a level of quality control that a sole assessor working alone simply can't match.

We routinely handle large-scale EPC programmes for local authorities, institutional landlords, and property companies. We've been producing EPCs since the legislation was first introduced in the UK. That's over 17 years of experience, during which we've navigated every regulatory change, software update, and convention revision. Our sister company, Hatchwell & Draper, has been providing RICS-accredited surveys and valuations since 1947.
DesignBuilder — The Industry’s Leading Modelling Software
Most commercial EPC assessors use iSBEM — the free, basic software provided by the government. It works, but it’s limited: 2D input, no visualisation, and no ability to compare SBEM and DSM methodologies.
Our technical team works with DesignBuilder, the market-leading 3D building energy modelling platform used by the most capable assessors in the UK. DesignBuilder allows us to:
- Build a fully three-dimensional model of your building, improving accuracy for complex geometries and multi-zone configurations
- Visualise the building and its energy zones, making quality assurance faster and more reliable
- Switch between SBEM and Dynamic Simulation Modelling (DSM) to determine which methodology produces the most accurate — and often more favourable — rating
- Model specific improvement scenarios in detail for MEES consultations, showing exactly how a measure will affect the rating before you spend money
